Phase II Subsurface Investigation
A Subsurface Investigation, also commonly referred to as a Phase II Environmental Site Assessment (ESA), is a detailed study of a property’s soil and groundwater conditions and typically investigates a Recognized Environmental Condition (REC) identified during a Phase I ESA.
Our investigations involve utilizing a drill rig to advance soil borings to the target depth for sampling and laboratory analysis. In many cases, these soil borings are also converted into groundwater wells to determine potential impacts to drinking water sources and monitor migration. Our team is also equipped to sample sub slab soil vapor samples to determine if vapor intrusion may be an issue for building occupants.
We use state of the art equipment to screen soils and groundwater during the assessment. Coupling this with our knowledge of geology, hydrology, and topography, we can determine the most likely areas to be contaminated and deliver samples for laboratory analysis. These analytical results are then compared to state-specific standards which can also vary by property type and planned future land use.
A Subsurface Investigation provides critical data to support informed property transactions. It not only helps assess and manage environmental risk, but can also serve as a valuable tool in negotiating property value and future liabilities.
