Property Condition Assesment

Property Condition Assessment (PCA) and Property Condition Report (PCR)

A PCA is a comprehensive evaluation of a property’s physical condition, conducted to help clients make informed decisions about their real estate investments. This assessment follows the latest industry standard ASTM E2018-24, ensuring a thorough and objective review of the property's current state. During the PCA, our experts inspect key building systems including:

  • Structural components

  • Building envelope (roofing, siding, veneer, masonry, windows, doors, etc.)

  • Heating, ventilation, and air conditioning (HVAC) systems

  • Plumbing

  • Electrical systems

  • Life safety and fire protection

  • Elevators and escalators

  • Lighting

  • Paving

  • Landscaping

  • Interior finishes

  • American with Disabilities Act (ADA) compliance

The Envise team can identify any existing or potential issues and determine a cost estimate for repairs. The assessment includes a detailed Property Condition Report (PCR) outlining our findings, costs projection tables, and recommendations.

These PCRs are crucial for property buyers, owners, investors, and managers who want to avoid unexpected costs and liabilities and budget for property maintenance for the duration of asset management.
